Cottage Rental

- Daily Rate | $125.00 per night | Double Occupancy [ two people] | Additional Persons | $12.50 per day per person | Two Night Minimum

- up to 6 persons | one queen bed, one full bed & two single beds

- Weekly Rate | $800.00 per week | Double Occupancy [two people] | Additional Persons | $12.50 per day per person | Seven Night Minimum | additional days $115.00 per night

- Rates Subject to 7% county lodging tax and 5.3% state tax. Not included in rates.

- The Guest understands that the accomodation is privately owned, including the furnishings.

- The furnishings include washer, dryer, stove, oven, refrigerator, microwave, dishwasher, coffee maker, vacuum cleaner, monitor & DVD player (No television service available), beds and bed linens and bath towels.

- Please treat the furnishings as you would your own. The Owner is not responsible for providing any additional furnishings or equipment not presently on the premises.

- The occupancy of the premises by the Guest shall be sufficiently quiet and peaceful. There will not be any discharge of firearms and fireworks on the premises, unless prior approval by the Owners.

- Guest acknowledges that there is no land line telephone within the property and that Guest must use his/her own cell phone for communications. We do have WiFi available and the password will be supplied when you arrive.


NO PETS IN COTTAGE | Dog Kennels available @ $15.00 per night / day. All dogs must be leached at all times while on the Farm.

Payments and Deposits

- A reservation can be made with a valid credit card [Visa or MasterCard.

- A 3.5% surcharge will be added to the total charges to cover the cost of processing your credit card payment.

- For your convenience you may contact our Reservation Line (540. 348.5779) to speak to someone that can answer any questions and secure your reservation.

- Deposit of one night or 50% of stay, whichever is greater is required at time of reservation to secure your cottage reservation.

- In addition to a reservation deposit, a security deposit of $200 is also required. A credit card on file is sufficient.

- Refundable within 7 days of departure date.

- We accepted Visa, MasterCard, Cash, Check and Money Orders payable to Sue Hecht.

- Checks will be accepted, paid in advance and must be cleared 2 weeks prior to scheduled arrival date.

- Payment in full is required 14 days before arrival. No exceptions unless prior arrangements are made.

- A service fee of $40.00 will be charged on all returned checks.

- All personal and financial information provided to Indian Cove Farm Cottage by our guest is strictly confidential.

- Earlier or later check-in or check-out can be arranged by contacting us.

- Minimum Stay: 2 nights.

Cancellation Policy

Reservation Cancellation | Notice of cancellation requires 14 days notice in writing prior to scheduled arrival date.

-Less than 14 days notice on lodging reservation: Deposit/Payment will be forfeited.

- A $30.00 processing fee will be deducted from any returned deposit and a 3.5 % credit card refund surcharge will be added in addition to the processing fee.

- Not responsible for inclement weather; therefore you will be charged for nights reserved.

-Changes to Reservations | Notice of changes that reduces the length of stay or number of guest requires 14 days notice. ( See Reservation Cancellation) Any changes made to the original reservation that extends the length of your stay or number of guest carries no penalties. Changes that reduces the length of stay or the number of guest within 14 days of the check-in date will incur a reservation change service fee of $50.00. Less then 14 days your reservation will be charged the original amount that was quoted at the time of reservation.


- Regardless of method of payment a security deposit must accompany your reservation and will be returned once cabin is cleaned and inventoried. Unless other arrangements are made. If paying by credit card your card information will remain on file for 7 days after check-out and will serve as your security deposit. Please contact our Business Office with questions. 540.348.5779

- If cabin is found damaged, missing items or excessive cleaning is required beyond normal wear, an assessment will be made and fees will be deducted from the security deposit. If something happens during your stay that may compromise your deposit no matter how minor. Please contact our office 540-348-5779.

- There is no daily housekeeping service. The cleaning fee is included in rental rate.

- The Owners are not responsible for articles lost, stolen or left behind in the premises. However, every effort will be made to return forgotten items.

- There will be a $20.00 replacement charge for any lost or misplaced keys.



- NO PETS IN COTTAGE | Dog kennels are available on farm @ $15.00 per night / dog. All dogs must be leached at all times while on the Farm.

- NO OPEN FIRES | Unless approved by Owners.

- WILD ANIMALS | Watch and enjoy, but do not approach or interact with them.

- WADING IN CREEKS | Is at guest's own risk.

- DO NOT ENTER | Paddocks or Fields when animals are present.

- OFF LIMITS TO GUEST | Barn and Out Buildings.

- PARKING | Limited to area between the gravel road and the creek. No parking will be permitted near the cabin or outbuildings.

- Restaurants and grocery stores are in Lexington [17 miles] and Staunton [25 miles]
